Caretaking is the job of noticing. A bulb out in the stairwell, a gutter filling up, snow forecast for Thursday, a lock that has started to stick — none of it is urgent until it is. We take a building on as a standing arrangement, walk it on a schedule, fix what is small, and tell you early about what is not.
Hourly for scheduled work, or a monthly retainer per building. Emergency call-outs carry the out-of-hours surcharge.

Water where it should not be, no heating in winter, or a door or lock that will not secure the building. We attend those around the clock. A dripping tap waits for the next scheduled visit.
You do, at cost, on the same invoice. We do not mark up materials.
For the owner, effectively yes — you are liable if someone falls on a path you left uncleared. Our winter service is written to that duty, including the early-morning window it has to happen in.
