The handover is the one clean you cannot afford to get wrong. The agent walks through with a checklist, and anything they flag comes out of your deposit. We clean to that checklist, we arrive with the ladders and the descaler and the hours it actually takes, and we put the guarantee in writing: if the flat is rejected on a point of cleaning, we come back and redo it at our cost.
A flat price by room count, so there is no hourly surprise on the day. Balcony, cellar and garage are extras.

If the letting agent rejects the flat at the handover on a point of cleaning, tell us within 48 hours and we come back and put it right at no charge. It covers cleaning. It does not cover damage, repairs, or things that were already broken when we arrived.
No. Most people leave a key with us or with a neighbour and meet us at the handover itself. Tell us in the booking notes how to get in.
A 3.5-room flat is usually four to six hours with two cleaners. Where we can, we book the day before the handover, so there is time to fix anything we find.
